How to get a residence permit when buying an apartment in Madrid?

A purchase of apartments in Madrid no longer comes with residency. Since Spain scrapped its Golden Visa on 3 April 2025, the former €500,000 investment route to a residence permit is closed; foreigners buy property freely but apply for residency through other visas.

Apartments for sale in Madrid

The lack of Spanish citizenship does not prevent you from purchasing properties by choosing the right property in one of the new off-plan projects or among the housing options on the secondary market. The updated database of the Global-Property.Investments is available 24/7 and allows you to find cosy flats in Madrid based on your family members, the purpose of the transaction, your financial opportunities and location preferences.

Buying property in Spain no longer leads to a residence permit: Spain's Golden Visa, which used to grant residency for a property investment of €500,000 or more, was abolished on 3 April 2025. You can still purchase freely, but residency now requires a separate visa (non-lucrative, digital-nomad or work/study).

Over 3.3 million people live in the Spanish capital. There are 21 districts where you can buy an apartment in Madrid to relocate, relax or earn money. The main investment reasons for foreigners are:

  • The opportunity to travel around the world without restrictions thanks to the Adolfo Suarez Madrid-Barajas international airport;
  • A high level of medical care;
  • A convenient location and a well-developed transport system (there is a metro);
  • Numerous tourist spots in the city and the namesake province, San Lorenzo de El Escorial, La Navata, Torrelodones, Alcobendas, the Royal Cathedral of St. Sebastian, etc;
  • A rich cultural life;
  • Various offers in different price ranges—apartment prices in Madrid start at 3,410 €/m² in the suburbs and at 4,777 €/m² in the downtown;
  • The opportunity to spend time in a variety of parks, including the Quinta de la Fuente del Berro and Madrid Río;
  • The country’s stable economy and loyal attitude towards expats from different countries.

Investors and businessmen have various types of flats for sale in Madrid to choose from. The studios have an area of 24 m² and a living room combined with a kitchen. Such options are popular with students, holidaymakers and young professionals. The housing units have a standard layout (the kitchen is separated from the living room) and a different number of bedrooms (from 1 to 5). Duplexes, which are 2-level properties with a free layout, are best suited for families. In search of luxury housing with a terrace and panoramic views, it is worth paying attention to the penthouses located on the upper floors of modern complexes.

In percentage terms, 3-bedroom homes rank first accounting for 36.22%, 2-bedroom flats (21.65%) are in second place followed by 4-bedroom properties. Studios account for about 11%. Keep in mind that bedrooms and rooms are not the same thing, for example, if there are 2 rooms in the offer, only one of them will be a bedroom, and the second one will be a living room.

The highest cost of an apartment for sale in Madrid is in the districts of Retiro, Salamanca and Chamberí (the highest real estate prices are in Recoletos and Almagro). If you are focused on more affordable housing units, you can have a look at offers in Los Angeles (Villaverde), San Andres, San Cristobal and Entrevías.

After choosing an investment property, you will have to:

  • Take care of booking the flat by contacting the seller;
  • Issue a NIE and a bank account;
  • Sign a preliminary contract and make a deposit;
  • Enter into a basic agreement and transfer the entire payment on time;
  • Pay taxes;
  • Get the title deeds.

Registering real estate ownership makes it possible to start the process of obtaining a residence permit and imposes on the buyer the obligation to pay taxes and utility bills. The management company will assist in reissuing invoices, finding tenants and handling maintenance tasks. When the application is approved, you will be able not only to reside in Spain without time limits, but also to get a job or start your own business.

Reasons for investing in an apartment in Madrid

Foreigners are in search of different properties depending on their purposes:

  • To earn money on short-term rental to tourists. When choosing housing with a good location and parameters, they can receive up to 15% per annum;
  • To resell their properties. The increase in the value of real estate in the region in 2023 amounted to 15.2% (8.1% in the secondary market), and experts expect an increase of 3-5% in 2024, so they can receive passive income for several years by vacationing in Spain for 1-2 months, and then sell the property profitably. Moreover, the demand is consistently high, and finding a new owner will not pose any difficulties;
  • To rent out their properties for a long time. The long-term rental yield averages 5.85% per annum—a 1-bedroom flat in the downtown can be rented for €900–1,000 per month;
  • To relocate.

If you are interested in investing in an apartment in Madrid, you should focus on the following areas:

  • Salamanca is a prestigious community. It is one of the most peaceful and respectable places.
  • La Latina has a central location. It is in high demand among tenants.
  • Tetuán is the best area for families with children with a rich choice of schools and kindergartens. There is a large selection of affordable secondary real estate.
  • Malasaña is a lively place with bars, restaurants, shops and nightclubs. Compared to other areas, the prices of apartments in Madrid for investment are rising faster, so the property is suitable for both rental and resale in the medium term.
