How to obtain a residence permit through investment real estate in Madrid?

A purchase of real estate in Madrid no longer comes with residency. Since Spain scrapped its Golden Visa on 3 April 2025, the former €500,000 investment route to a residence permit is closed; foreigners buy property freely but apply for residency through other visas.

Residence permit applications can be submitted immediately after completing a transaction and are usually reviewed within 20 working days. If the application is approved, the investor, as well as their family members, will become residents with the right to renew their residence permit for as long as they own real estate or have not obtained permanent residence and citizenship.
